Ans : In any business transaction there must be an offer, consideratin, and acceptance . The term sheet as mentioned above is an offer from the party willing to provide financing under the terms spelled out. The term sheet can state a maximum amount the financier is willing to lend, but would do so typically as a percentage of LTV (Loan-to-Value) or LTC (Loan-to-Cost). If there is a maximum amount listed, that would be the most they would be willing to give you. If that number is insufficient to accomodate your needs, keep looking.

2. Can someone offer the explanation of QIP..this seems to be a HOT investment option?
Ans : QIP stands for Qualified Institutional Placement. It is a tool for raising capital, whereby a listed company can issue equity or any security which is convertible into equity, to a Qualified Institutional Buyer (QIB) through private placement.
